This page summarizes key rules from the Declaration of Covenants for quick reference. The full covenants document is the legally binding version. When in doubt, refer to the official documents.

Vehicles & Parking

  • All vehicles must be parked on driveways made of concrete or brick
  • No tractor-trailers, buses, or recreational vehicles may be parked or remain on any lot
  • Boats, trailers, and similar items are allowed only if parked on a concrete or brick driveway
  • Wrecked, unlicensed, or inoperable vehicles must be kept in an enclosed structure or screened from view

Covenants §11.10, §11.11, §11.6

Fences, Walls & Hedges

  • No chain link fences are permitted
  • Both sides of fences and walls must be constructed of identical materials and design
  • Masonry walls may not have exposed concrete block
  • Hedges must be maintained neatly trimmed on both sides
  • All fences, walls, and hedges must comply with local ordinances and not be within setbacks or sight triangles
  • ARC approval is required before installing any fence or wall

Covenants §11.8

Landscaping & Property Maintenance

  • Lots must be kept free from unsightly objects, weeds, and underbrush
  • Dwellings, outbuildings, sheds, and garages must be maintained in good condition
  • No trees under 2 inches in diameter may be removed within 30 feet of the lake waterline
  • Trash, rubbish, and debris may only be placed curbside on the day of pickup
  • Lawn mowers, stored materials, and similar equipment must be kept out of view
  • Any planting or removal of landscaping requires ARC approval

Pets

  • Maximum of 3 pets over the age of 6 months per household
  • Only generally accepted household pets are permitted — no livestock or poultry
  • Pets may not be kept for commercial use or breeding purposes
  • Birds must be confined in cages
  • Pets must not become a nuisance to other owners or infringe on their property rights

Covenants §11.3

Signs

  • No advertising signs of any type are permitted
  • Exception: one "For Sale" or "For Rent" sign per lot, maximum 2 ft × 3 ft

Covenants §11.4

Pools

  • Pools must be located directly behind the residence
  • Must be screened from view by a 6-foot privacy fence
  • Must be at least 20 feet from both side lot lines and the rear lot line
  • ARC approval is required before installation

Covenants §11.9

Structures & Outbuildings

  • No temporary structures (trailers, tents, etc.) may be used as a residence
  • Detached garages, carports, or utility sheds (max 12 ft × 12 ft) are allowed if built with materials matching the residence and located behind the rear wall
  • One commercially manufactured metal building (max 10 ft × 10 ft) is permitted behind the rear wall
  • No structures may be placed on easements reserved for utilities or shown on recorded plats

Covenants §11.12

Antennas & Satellite Dishes

  • No freestanding radio or TV towers, antennas, or dishes
  • Antennas attached to the residence may not exceed 7.5 feet above the roofline
  • Satellite dishes may not exceed 3 feet in diameter and must not be visible from the street

Covenants §11.7

Basketball Goals & Mailboxes

  • Basketball goals must be at least 12 feet behind the curb and outside the public right-of-way
  • Goals and surrounding area must be kept neat and orderly
  • No stone or masonry mailboxes are permitted
  • Mailboxes must use break-away materials (e.g., 4"×4" wooden posts) as approved by NCDOT

Covenants §11.13

Architectural Review Process

No exterior work may begin without prior approval from the Architectural Control Committee (ACC). This includes:

  • New structures, additions, or exterior alterations
  • Fences, walls, pools, and sheds
  • Exterior painting or material changes
  • Significant landscaping changes (planting or removal)
  • Grading, drainage, or lighting changes

Submit your application with plans showing the nature, size, color, materials, and location of the proposed work. The ACC has 30 days to approve or disapprove. If no response is received within 30 days, the application is deemed approved (provided it's consistent with the Design Guidelines).

Enforcement

Violations follow a progressive process:

  1. 1. Written notice describing the violation
  2. 2. 10-day period to correct or request a hearing
  3. 3. Hearing before the Board (if requested)
  4. 4. Fines or other sanctions if not resolved
